1 -3 -87 <br />From: Dr. George H. Krienke, Veterinarian, 111 West Co. Rd. 'C' Little Canada <br />To: Members of the Planning Commission <br />Subj: Request; <br />1. A minor partial land division <br />2. Creation of additional parking spaces <br />Dear .vfembers of the Planning Commission; <br />We have been at our 'new° location for ten years and have for all practical purposes been <br />happy with our buildings, land, and development except for a few things. <br />Our parking spaces are on a sloped area and it becomes difficult for many of our Elderly <br />Citizens in our and surrounding communities to navigate this small slope, especially with <br />their pet dog or cat in their arms. Creating the additional spaces in front of the Clinic would <br />greatly alleviate this handicap. The extra spaces for parking on the North side of the building <br />is needed for our expanding business... and for the lots that we will lose because of the <br />twenty foot land division. <br />The land division became., necessary as we became aware that the proposed developers <br />of these additional four plus (4¢) acres needed extra footage between the Clinic boundry lines <br />and Rice Street. A number of interested developers stated that an additional twenty (20) feet <br />would give them the extra area that needed for a proposal for the land use. <br />Therefore, I'm requesting the following: <br />1. That 20 feet be removed from the Clinic property (111 West Co. Rd. tCt) and <br />added to the property known as 2650 Rice Street ( the property to the West and <br />North of the Clinic. <br />A. The property to be transferred represents approximately 0.07 acre. <br />B. The Clinic land consists of approximately over one /half acre. <br />2. To provide, additional parking spaces that we are requesting<lee. six (6) parking <br />(10'wide)spaces on the South side of the Clinic (between the Clinic and Co. Rd. "C <br />and same fdrthe other six spaces to be located on the North side of the Clinic <br />3. Green shrubbery as it now exists would still be present and also a grass area <br />could still be maintained around the parking areas. <br />Respectfully submitted; <br />Geor€ 1 -I.
