LCCB HALL ASSOCIATION, INC. <br />LEASE AGREEMENT <br />This agreement made this 6th day of M , 1987 by and <br />between Little Canada Bingo Hall Association, Inc. party of the <br />first part, Lessor and North Suburban Developmental Acheivernent Center <br />party of the second part, Lessee. <br />WITNESSETH, That the said party of the first part, in <br />consideration of the rents and covenants herein after mentioned, <br />does hereby hire and take from said party of the first part the <br />following described premises, situated in the County of Ramsey, <br />State of Minnesota, viz <br />The Little Canada Charity Bingo Hall portion of the premises as <br />described on attached site plan located at 2940 Rice Street, <br />Little Canada, Minnesota that shall be used for <br />Check one or more <br />CONCESSIONS X BINGO X GAMBLING DEVICES GENERAL <br />The parties mutually agree to the following covenants: <br />(1) The lessee shall pay rent specified on the attached schedule <br />of rents (SCHEDULE A) per bingo occasion(s) plus utilities for <br />each occasion(s), at such times during the week and such hours as <br />designated by the members of the Hall Association. The times and <br />days must be consistent with the numbers of bingo occasions for <br />which occasions lessee is duly licensed. <br />(2) The Lessee shall carry sufficient liability and property <br />damage insurance to protect Lessor from any liability or property <br />damage claim arising out of the use of the premises by Lessee. <br />Evidence of this coverage must be filed with Lessor. <br />(3) The Lessee shall run for a period of one year, however, <br />either party may inform the other of its cancellation upon <br />forty -five (45) days written notice to the other. Leases <br />renegotiated at times other than license renewal time will be <br />furnished to the Charitable Gambling Control Board ten (10) days <br />prior to effective date of the lease. <br />(4) The Lessee is required to become a member of the non profit <br />corporation formed for the purpose of effecting cooperative <br />management, to be known as the Hall Association, to the extent <br />allowed by law, of the premises and the conduct of charitable <br />gambling. <br />Page 28 <br />
