PLANNING REPORT <br />TO: <br />FROM: <br />DATE: <br />RE: <br />FILE NO: <br />northwest Essociated consultEnts, Inc. <br />Little Canada Planning Commission <br />Michelle Hren /Stephen Grittman <br />9 June 1987 <br />Little Canada Elementary School Conditional Use Permit for <br />Temporary Portable Classroom <br />758.09 - 87.32 <br />BACKGROUND <br />The Little Canada Elementary School located at 400 Eli Road has requested a conditional <br />use permit for the erection of a temporary portable classroom to be located near <br />the school building on the school lot. The property is described as unplatted lands <br />except S925 feet part south of Center Lane of Eli Road of East 600 feet of south <br />half of SW 4 (Sub; to Road) in Section 5, TWN 29, RNG 22. The area is zoned P, <br />Public District. The proposed location of this site is near the corner of Eli Road <br />and DeSoto Street in Little Canada. <br />ISSUES AND ANALYSIS <br />A conditional use permit is required to move a structure onto a lot in Little Canada <br />and in this case the elementary school wants to move a temporary portable classroom <br />onto the site. This classroom is considered a permitted use in the Public District <br />as a educational institution in section 920.020 subdivision C. <br />The lot requirements and setbacks for the P District and this portable classroom must <br />be followed. The front yard setback is to be not less than forty (40) feet and the <br />side yard setback is thirty (30) feet when it abuts a residential zone, in which it <br />does in this case. <br />Due to the fact our office did not receive a,.site survey showing the proposed location <br />of this temporary building we are unable to determine if the site marked "location" is <br />the actual area covered. See AttachmentB. It appears that sufficient area is avail- <br />able for this temporary building. The lot requirements outlined above must be <br />followed when the building is moved to the site. <br />At this point the fact that this structure is temporary and portable should be noted. <br />Because this structure is portable/proper anchoring of the structure must be done ac- <br />cording to building codes. <br />Page 29 <br />4601 excelsior blvd., ste. 410, minneapolis, mn 55416 (612) 925 -9420 <br />
