PLANNING REPORT <br />TO: <br />FROM: <br />DATE: <br />RE: <br />FILE NO: <br />BACKGROUND <br />northwest Essoc ted consultants, inc. <br />Little Canada Planning Commission <br />Stephen Grittman <br />9 June 1987 <br />Senty Lot Split <br />758.09 - 87.35 <br />Mr. Thomas Senty has applied for a lot split of his property at 3007 Arcade Street. <br />As shown on the attached survey, an existing house is located on the proposed Tract A. <br />The proposed lot line would be 11 feet from the house, in excess of the 10 foot require- <br />ment. The proposed lots will have 150 and 96 feet of frontage with 23,760 square <br />feet and 15,200 square feet of area, respectively. All dimensions exceed R -1 standards. <br />It is also noted that adequate area exists on Tract A to create an additional lot. <br />One issue raised as a result of this proposal is the future extension of Allan Avenue <br />from Greenbrier to Arcade as proposed in the Al1Qn Avenue Area Plan. Aligning the <br />future Allan Avenue to the north would allow the current split to proceed, but would <br />cause an undesirable jog in alignment with Westwind Drive. An alignment to the south <br />would preclude this development as the proposed lot does not have adequate width to <br />provide even 25 feet for half of the dedication. <br />In conjunction with the processing of this subdivision, the City needs to decide upon the <br />desired location of Allan and require the dedication to avoid costly right -of -way ac- <br />quisition at some future date. As noted above, if the alignment of Allan goes to the <br />south, there is room to allow a split on the north portion. Such a plan is illus- <br />trated in Exhibit C. <br />RECOMMENDATION <br />We recommend approval of a subdivision of the Senty property, the location of which <br />depends upon the resolution of the Allan Avenue alignment, the final configuration <br />resembling either the applicant's proposal (Exhibit B), or the alternate Exhibit C. <br />This recommendation is also contingent upon the provision of drainage and utility <br />Page 52 <br />4601 excelsior blvd., ste. 410, minneapolis, mn 55416 (61 2) 925 -9420 <br />
