PLANNING REPORT <br />nortl west associated consultants, inc. <br />TO: Little Canada Planning Commission <br />FROM: Michelle Hren /Stephen Grittman <br />DATE: 11 June 1987 <br />RE: Finkelson Estates - Final Plat <br />FILE NO: 758.09 - 87.25 <br />BACKGROUND <br />Mr. Norm Finkelson has submitted the final plat of Finkelson Estates for review. <br />This subdivision consists of four lots zoned R -1, Single Family Residential <br />District. The Planning Commission approved the preliminary plat at the 14 May <br />1987 meeting. Please refer to Attachment A, Site Location, Attachment B, Final <br />Plat, and Attachment C, Preliminary Plat for reference. <br />ANALYSIS <br />As shown on the Final Plat, Attachment B, two of the lots front onto Spruce Street, <br />one lot has an existing house on it, and the other two lots front onto the newly <br />constructed Sylvan Street. All four lots are conforming for area and width for <br />R -1 standards. As noted in the preliminary plat planning report dated 11 May 1987, <br />the existing garage on Lot 3 is located in the side yard setback area. For existing <br />situations, this is now considered a conforming setback, although all new structures <br />in the plat will have to maintain 10 foot setbacks on the side as required by <br />ordinance. <br />As in all subdivisions, a parkland dedication is made and /or parkland decication <br />fee is required with the amount to be determined by the City. <br />Page 59 <br />4601 excelsior blvd., ste. 410, minneapolis, mn 55416 (612) 925 -9420 <br />
