The site currently has <br />a number of structures which function as principal or accessory retail sales <br />facilities. As there is no PUD in place, the buildings are considered non- <br />conforming. The PUD is recommended by our office to assist in monitoring and <br />coordinating current and future development proposals on the site. <br />Analysis <br />The Conditional Use PUD is evaluated against the performance standards in the <br />district and the Comprehensive Plan's land use goals for the area. In this case, <br />the Comprehensive Plan refers to maintaining the existing uses in the district. <br />Specifically, regional commercial warehousing uses. The performance standard <br />evaluation follows: <br />s Parking. <br />The parking demand on the site is based on one space per 2p0 square feet <br />of retail space'and one space per 500 square feet of warehouse accessory <br />to retail use. The retail space of 35,164 square feet requires 158 cars. <br />The warehouse space of 46,500 square feet requires 84 additional spaces <br />for a total of 242 required parking spaces. The site plan shows 235 pro- <br />posed. Seven more should be required to meet the minimum standards for all <br />buildings on the site. It is noted that the spaces are marked at 10 foot <br />widths.
