MEMORANDUM
T0:
FROM:
DATE:
RE:
FILE NO:
northwest 2ssociated co
Little Canada Planning Commission
Stephen Grittman
7 April 1987
Knox Lumber Building Expansion - PUD
758.09 - 87.12
CNs
It2rts, pc
APR 8 19'37
CITY OF
LITTLE CANADA
Background
Knox Lumber has applied for a Conditional Use Planned Unit Development to
allow an expansion of the retail area on their site. The site currently has
a number of structures which function as principal or accessory retail sales
facilities. As there is no PUD in place, the buildings are considered non-
conforming. The PUD is recommended by our office to assist in monitoring and
coordinating current and future development proposals on the site.
Analysis
The Conditional Use PUD is evaluated against the performance standards in the
district and the Comprehensive Plan's land use goals for the area. In this case,
the Comprehensive Plan refers to maintaining the existing uses in the district.
Specifically, regional commercial warehousing uses. The performance standard
evaluation follows:
s Parking.
The parking demand on the site is based on one space per 2p0 square feet
of retail space'and one space per 500 square feet of warehouse accessory
to retail use. The retail space of 35,164 square feet requires 158 cars.
The warehouse space of 46,500 square feet requires 84 additional spaces
for a total of 242 required parking spaces. The site plan shows 235 pro-
posed. Seven more should be required to meet the minimum standards for all
buildings on the site. It is noted that the spaces are marked at 10 foot
widths. Reducing the space width to 9 feet would allow room for the added
seven spaces in the same area.
Page 10
4870 minne[on <a blvd., stf 200, minneaDohs, nin 55416 (6171925 -9420
