Finkelson Estates <br />=ILE NO: 758.09 - 87.25 <br />northwest <br />2ssociated <br />COrSU/tEntS, Hc. <br />(612) 925 -9420 <br />4820 minnetonka blvd, ste 200. minneapohs, mn 55416 <br />PLANNING REPORT <br />BACKGROUND <br />Mr. Norm Filkelson has applied for preliminary plat approval for a four lot sub- <br />division to be known as Finkelson Estates. Two of the lots front on Spruce Street <br />and two front on the newly improved Sylvan Street. This request differs from the <br />Kaisershorn requrest in that this request proposes a change in the location of lot <br />lines. As such, a plat is required rather than the subdivision /lot combination <br />procedure. <br />ANALYSIS <br />The area is zoned R -1, Single Family Residential. Minimum lot requirements are <br />10,000 square feet of area and 75 feet of width. All lots conform to the R -1 stan- <br />dards. An existing residential structure sits on lot 3. The house has conforming <br />setbacks. The detached garage has a side yard setback of 6.9 feet. For existing <br />situations, this is now considered a conforming setback, although all new structures <br />in the plat will have to maintain 10 foot setbacks on the side. <br />RECOMMENDATION <br />We recommend approval of the Finkelson Estates Preliminary Plat as all standards of <br />the R -1 Zoning District and the subdivision ordinance are properly met.
