,``7 /7
TO: Little Canada Planning Commission,
Mayor and City Council
FROM: Robert Leibel
DATE: March 25, 1987
RE: Proposed single family dwelling and frontage variance
for property located between and behind 122 and 128
Twin Lake Blvd.
The attached drawing demonstrates the final plot plan and its
relationship to the surrounding parcels. Following is a summary
on how I intend to accomplish this, and is contingent upon my
being allowed to build the proposed dwelling.
The owner of 140 Twin Lake Blvd. intends to purchase the shaded
portion of the drawing. This would provide him with access to
his dwelling.
The owner of 134 Twin Lake Blvd. intends to purchase the property
directly south of his from the owner of 140 Twin Lake Blvd.,, to
provide himself with a larger yard.
I intend to purchase the remaining land in question from Eugene
Fasciana and the owner of 140 Twin Lake Blvd., in order to build
a single family dwelling. I would use the easement and the
adjoining strip of land as access to my dwelling. Because the
street frontage is less than the city allows, I am asking for a
variance. The total square foot of the land in question,
excluding the easement and adjoining strip of land, is in excess
of 25,640 square feet. This greatly exceeds the minimum square
foot requirement to build a single family dwelling.
I feel that this proposal would be beneficial to all the involved
properties, and would solve any past problems the city has had
concerning the division of the property located at 140 Twin Lake
Blvd., especially regarding the formerly proposed lot(s).
Sincerely,
-7 Page 43
Robert Leibel
3283 Twin Lake Road
Little Canada, MN 55110
Phone: 484 -2856
EXHIBIT "A"
