The area is zoned R -1, <br />Single Family Residential District. The area was platted many years prior with <br />substandard lot areas and widths. Mr. Schorn is proposing to combine these 13 <br />lots and resubdivide into four confoming buildable lots. The combining is as follows: <br />To combine lots 12, 13, 14 and to combine lots 15, 16, 17, and combine lots 18, 19, 20 <br />and combine lots 21, 22, 23, 24. The area is currently vacant. Normally the City would <br />require a replat map, however, due to the fact that existing lot lines are being used, the <br />replat map is not seen as necessary. Please refer to Attachment A, a portion of the plat <br />map. The intention of the applicant is to reconfigure these lots to make them larger <br />buildable lots. New lots are subject to the current design standards for subdivisions. <br />DESIGN STANDARDS <br />Blocks. The block length and block width will remain unchanged as the area was platted <br />and blocks established prior to this resubdivision request. <br />Lots. The proposed resubdivision will create four new lots. The intenti-on'of the <br />applicant is to make the new lots buildable parcels. The ordinance requires a mini- <br />mum lot width of 75 feet. <br />Lots 12, 13, and 14 will be combined to create an area of 10,125 square feet with a <br />lot width of 75 feet. This new lot is conforming for lot area and width. <br />Lots 15, 16, and 17 will be combined to create an area of 10,125 square feet with a <br />lot width of 75 feet. This new lot is conforming for lot area and lot width. <br />Lots 18, 19, and 20 will be combined to create an area of 10,125 square feet with a <br />lot width of 75 feet. This new lot is conforming for lot area and width. <br />Lots 21, 22, 23, and 24 will be combined to create an area of 13,500 square feet and <br />have a width of 100 feet. Thes new lot is conforming for lot area and width. <br />These newly created lots will front onto Spruce Street. The required front and rear <br />setbacks are both 30 feet. <br />Streets and Alleys. There will be no changes as a result of this resubdivision to the <br />street pattern. As noted previously, the area was platted many years ago and the only <br />change is the combining of lots as shown on the plat map. The area does not offer <br />alley's and as such, alley requirements are not applicable to this request. <br />Easements.
