MEMORANDUM TO: Little Canada Planning Commission FROM: Michelle Hren DATE: 11 May 1987 RE: FILE NO: 758.09 - 87.26 BACKGROUND northwes EssociEtec '( ; corsjt8nts, inc (6121 92 5-94 ■ 4‘14;10 minnetonka blvd. ste 200, minneapolis, mn 5541 MAY 12 1987 CITY OF LITTLE CANADA Mr. William Schorn of Kaiserschorn Custom Homes has submitted a request to resubdi- vide lots 12 through 24 of Block 4, North Heights Addition. The area is zoned R -1, Single Family Residential District. The area was platted many years prior with substandard lot areas and widths. Mr. Schorn is proposing to combine these 13 lots and resubdivide into four confoming buildable lots. The combining is as follows: To combine lots 12, 13, 14 and to combine lots 15, 16, 17, and combine lots 18, 19, 20 and combine lots 21, 22, 23, 24. The area is currently vacant. Normally the City would require a replat map, however, due to the fact that existing lot lines are being used, the replat map is not seen as necessary. Please refer to Attachment A, a portion of the plat map. The intention of the applicant is to reconfigure these lots to make them larger buildable lots. New lots are subject to the current design standards for subdivisions. DESIGN STANDARDS Blocks. The block length and block width will remain unchanged as the area was platted and blocks established prior to this resubdivision request. Lots. The proposed resubdivision will create four new lots. The intenti-on'of the applicant is to make the new lots buildable parcels. The ordinance requires a mini- mum lot width of 75 feet. Lots 12, 13, and 14 will be combined to create an area of 10,125 square feet with a lot width of 75 feet. This new lot is conforming for lot area and width. Lots 15, 16, and 17 will be combined to create an area of 10,125 square feet with a lot width of 75 feet. This new lot is conforming for lot area and lot width. Lots 18, 19, and 20 will be combined to create an area of 10,125 square feet with a lot width of 75 feet. This new lot is conforming for lot area and width. Lots 21, 22, 23, and 24 will be combined to create an area of 13,500 square feet and have a width of 100 feet. Thes new lot is conforming for lot area and width. These newly created lots will front onto Spruce Street. The required front and rear setbacks are both 30 feet. Streets and Alleys. There will be no changes as a result of this resubdivision to the street pattern. As noted previously, the area was platted many years ago and the only change is the combining of lots as shown on the plat map. The area does not offer alley's and as such, alley requirements are not applicable to this request. Easements. According to the Zoning Ordinance an easement for drainage and utilities Page 54
