PLANNING REPORT <br />TO: <br />FROM: <br />DATE: <br />RE: <br />FILE NO: <br />BACKGROUND <br />northwest Essociated consultEnts, inc. <br />,VVEIUL) <br />Little Canada Planning Commission <br />Stephen Grittman. <br />11 August 1987 <br />Cedars Lakeside(Sherman Oaks) - Subdivision and PUD Amendment <br />758.09 - 87.47 <br />AUG 12 1987 <br />CITY OF <br />LITTLE CANADA <br />The Brutger Company has applied for an amendment tothe Cedars Lakeside Planned <br />Unit Development to allow a subdivision of Lots 1 and 2. The subdivision would <br />be to allow construction of one single family home. The area is zoned PUD, as <br />such all development activity requires a public hearing and City review and approval. <br />ANALYSIS <br />The proposed lot dimensions are 10,540 square feet and 14,110 square feet for <br />parcels A and B, respectively. Parcel A contains an existing house and a detached <br />garage. The property to the east, along the north shoreline of Round Lake, is <br />zoned and developed as single family homes. The proposed lot would be an in -fill <br />development of the residences along Little Canada Road. <br />The principal problem we see with the proposal is the addition of another drive- <br />way access onto Little Canada Road, a collector street. To alleviate this poten- <br />tial problem we would encourage the combination of driveways between Parcels A and <br />B. The Comprehensive Plan discourages direct driveway access onto collector and <br />arterial streets. <br />RECOMMENDATION <br />The Brutger Company subdivision and Planned Unit Development amendment is recom- <br />mended for approval subject to the following conditions. <br />• Driveways for parcels A and B are combined. <br />• The existing garage on Parcel A is moved or replaced to conform with the <br />required ten foot setbacks. <br />• The PUD agreement is amended to include the changes approved through this <br />application.
