PLANNING REPORT TO: FROM: DATE: RE: FILE NO: BACKGROUND northwest Essociated consultEnts, inc. ,VVEIUL) Little Canada Planning Commission Stephen Grittman. 11 August 1987 Cedars Lakeside(Sherman Oaks) - Subdivision and PUD Amendment 758.09 - 87.47 AUG 12 1987 CITY OF LITTLE CANADA The Brutger Company has applied for an amendment tothe Cedars Lakeside Planned Unit Development to allow a subdivision of Lots 1 and 2. The subdivision would be to allow construction of one single family home. The area is zoned PUD, as such all development activity requires a public hearing and City review and approval. ANALYSIS The proposed lot dimensions are 10,540 square feet and 14,110 square feet for parcels A and B, respectively. Parcel A contains an existing house and a detached garage. The property to the east, along the north shoreline of Round Lake, is zoned and developed as single family homes. The proposed lot would be an in -fill development of the residences along Little Canada Road. The principal problem we see with the proposal is the addition of another drive- way access onto Little Canada Road, a collector street. To alleviate this poten- tial problem we would encourage the combination of driveways between Parcels A and B. The Comprehensive Plan discourages direct driveway access onto collector and arterial streets. RECOMMENDATION The Brutger Company subdivision and Planned Unit Development amendment is recom- mended for approval subject to the following conditions. • Driveways for parcels A and B are combined. • The existing garage on Parcel A is moved or replaced to conform with the required ten foot setbacks. • The PUD agreement is amended to include the changes approved through this application.
