Slumberland requests permission to erect a <br />freestanding sign 40'0" high, with an area of 380 square feet. In order to do this, <br />it needs a variance from the sign ordinance standards. The subject site is zoned <br />"I -P "; "I -1" sign ordinance standards would apply. <br />CONSIDERATIONS <br />1. Calculation of Maximum Sign Area and Height. The Slumberland office and ware- <br />house has an area in excess of 100,000 square feet. The ordinance specifies that <br />buildings with a floor area in excess of 24,000 square feet may have a sign with <br />an area of 200 square feet. The maximum height for such signs is 25 feet, although <br />this may be increased by one (1) foot for each three (3) feet of setback in <br />addition to that perscribed, for a maximum of five (5) additional feet in height. <br />The proposed Slumberland sign would be set back 25 feet from the property line, and <br />would therefore qualify for the extra height adjustment. <br />2. Applicant's Rationale for Variance Request. The applicant has requested a 10 <br />foot variance from the height limitation due to grade levels of the area. High <br />grades surround the I -35E /Highway 694 intersection; and the applicant argues that <br />extra height is required in order to provide highway visibility. <br />The applicant has stated that the extra square footage for the sign area is needed <br />for aesthetics.
