■ <br />Little Canada Planning Commission <br />8 December 1987 <br />Page Two <br />A final item which tends to discourage the rezoning of this parcel is the need <br />for a variance. The City would be creating a "spot zoning" on a non - conforming <br />lot, which would then need a variance to accommodate the new use. Variances are <br />evaluated against several hardship related criteria, none of which can be inter- <br />preted to apply to this situation where non - conformity is being created by the <br />applicant's rezoning request. <br />RECOMMENDATIONS <br />Based on Comprehensive Plan Land Use Guidelines and Zoning Ordinance criteria, we <br />recommend denial of the requested rezoning and lot width variance.
