PLANNING REPORT
TO:
FROM:
DATE:
RE:
FILE NO:
BACKGROUND
Kaiserschorn Custom Homes has filed for a subdivision of property along Sylvan
Street, south of the vacated Lake Street. The proposal is located in a single
family residential district, and proposes to create two buildable lots fronting
on Sylvan. Copies of the application, area location, and site survey are in-
cluded as attachments to this report.
northwest Essoci8ted consultcnts, Inc.
Little Canada Planning Commission
Steve Grittman
7 December, 1987
Kaiserschorn Lot Split
758.09 - 87.69
z_t,
ti - w,
iL•` eCIcD
DEC 8 1987 F
pl
CITY OF ^*
,1 Lr TI-E CANADA C/
ANALYSIS
The subdivision would create two lots from six previously platted lots in the
North Heights Plat, Block 10, Lots 1 through 5 and Lot 48, as well as the south
half of the vacated Lake Street adjacent to those lots. Parcels A and B would
be approximately 87 and 88 feet in width respectively. Parcel A would have
11,700 square feet and Parcel B would have 11, 830 square feet. All dimensions
exceed the minimum lot standards of the Little Canada Zoning Ordinance.
The only issue would be the provision of drainage and utility easements along the
lot lines. A determipation of the need for and location of these easements will
be made by the City Engineer.
RECOMMENDATION
We recommend approval of the Kaiserschorn subdivision, subject to determination
of lot line drainage and utility easements, and other comments of City Staff.
cc: Joseph Chlebeck
John Palacio
Tom Sweeney
Don Carley
Sue Kaiser
Bill Schoen
4601 excelsior blvd., ste. 410, minneapolis, mn 55416 (612) 925-9420
Page 31
