MINUTES <br />Planning Commission <br />October 8, 1987 <br />Ahradi replied that he had not and pointed out that Mr. Schroeder is <br />very difficult to work with on this property as Cub vacated the <br />premises and has subleased to U.S. Swim & Fitness. Schroeder has <br />indicated that other improvements requested by U.S.Swim & Fitness <br />to the site were acceptable, but had to be put in at their own expense. <br />Ray Savejo, resident on Minnesota Street, asked if there would be another <br />exit for U.S. Swim & Fitness on Minnesota, and pointed out traffic <br />problems on the street. <br />Ahradi reported that they presently have two accesses and do not plan <br />for an additional one. <br />Timmons felt that the sandwich shop would add more cars and the need <br />for additional parking, as well as retaining cars in the lot later at <br />night. Timmons felt it was time to look at what is needed on the <br />property from a safety standpoint. <br />Davison felt the improvements recommended by the Planner should go in <br />as the City has encouraged other businesses in the City to conform to <br />Code. <br />The Planner pointed out his recommendation regarding lighting. <br />Ahradi reported that more lighting is already planned for the back of <br />the building. There is currently no parking in the back, however, <br />this area will be blacktopped and striped and they plan to add a little <br />over 100 parking spaces. There are currently 400 parking spaces on <br />the site. <br />Davison pointed out that under Appendix E, the City also required <br />some extensive improvements to existing buildings. <br />Herkenhoff recommended the conditional use permit requested by Steve <br />Sertich for location of a sandwich shop in the U.S. Swim & Fitness <br />building be denied based on the tenant's unwillingness to comply with <br />the Planner's recommendations regarding curbing and drainage <br />and the Commission's feelings that approval of this permit would <br />set a precedent that could present problems to the City in the future. <br />Motion seconded by Perlinger. <br />Motion carried 5 - 0. <br />Brant Mr. and Mrs. Brant appeared before the Commission requesting approval <br />Property of the division of their property fronting on both Stark Street and <br />Division Sylvan Street into two lots. <br />The Planner reported that the proposal meets Code requirements. <br />Page 9 <br />
