The property consists of the north 72.53 feet of Lots 1 -10, <br />Block 11 of North Heights plus the south 30 feet of the vacated Lake Street <br />adjacent to Lots 1 -10. The property is zoned R -1, Single Family Residential. <br />It lies between Stark Street on the east and the newly improved Sylvan Street on <br />the west. <br />ANALYSIS <br />The proposal will create two parcels. The parcel with the existing house and <br />garage will consist of 16,300 square feet, fronting on Stark. The second parcel <br />will front on Sylvan and consist of 11,200 square feet. Both lots will be 102.35 <br />feet in width. The existing structures meet all required setbacks with a 56 foot <br />front yard setback, a 10 foot side yard for the house from the south lot line and <br />32 foot side yard for the garage. The garage rear yard is approximately 23 feet, <br />in excess of the 10 foot requirement for accessory structures. <br />Our only other comments regard the vacation of Lake Street. The vacation does not <br />appear on the one -half section maps. City staff should verify the status of the <br />vacation.
