NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Ron Flynn <br />FROM: Brad Nielsen <br />DATE: 30 September 1981 <br />RE: Flynn Construction Company - Proposed Plat <br />FILE NO: 758.09 (81.35) <br />As planning consultants for the City of Little Canada, we have been asked to <br />review your proposed subdivision plat, dated 24 September 1981. Since the draw- <br />ing which has been submitted does not meet the requirements for a preliminary <br />plat, we are assuming that you are only requesting "sketch plan" approval at <br />this time. Since a preliminary plat will be required prior to the public <br />hearing on your subdivision request, we have attached Section 1005 of the <br />Ordinance. for review. <br />GENERAL COMMENTS - SKETCH PLAN <br />1. Due to discrepancies in legal descriptions which have been previously <br />noted for the area in question by the City Engineer, we are suggesting <br />that he review the survey and legal description of the property in <br />question prior to any approval by the City. <br />2. What is the proposed ownership of the land over which NSP has its power <br />line easement? Presumably this property will be included as part of <br />adjoining lots. If so, it should be clearly shown on the preliminary <br />plat. <br />Also, as you may recall, when the Planning Commission reviewed the <br />street plan for the area in question, they proposed a road to the west <br />over the power line easement. This has not been addressed on your plat. <br />3. The alternate proposed road sketch on your plan is not considered <br />acceptable. The Subdivision Ordinance requires no less than 125 feet <br />between street intersection jogs. <br />4. Presumably, Outlots A and B will be sold or otherwise conveyed to <br />property owners to the south. <br />5. We recommend that any streets which will not be immediately connected <br />through should terminate in a temporary cul -de -sac rather than a deadend. <br />This can be handled by temporary easement until such time as the street is <br />extended through. <br />4820 minnetonka boulevard, suite 420 minneapolis, mn 55416 612/925-9420 <br />16 <br />
