NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Planning Commission, <br />Mayor and City Council <br />FROM Anne Bronken <br />DATE: 25 June 1981 <br />RE: Holzschuh Addition - Proposed Subdivision and <br />Preliminary Plat <br />FILE NO: 758.09 - 81.24 <br />BACKGROUND <br />A proposed plat has been submitted for the Holzschuh Addition, a 3.72 acre site <br />located 740 feet south of County Road D and fronting on the east side of Payne <br />Avenue (see Site Location Map, attached). The site and all surrounding land is <br />zoned R -1, Single Family Residential. The land uses adjacent to the site are as <br />fol lows: <br />North - NSP Transmission Line Easement <br />East - Vacant <br />South - Single Family Residences <br />West - Single Family Residences <br />ISSUES AND ANALYSIS <br />The subject plat (see Exhibit B, attached) is proposing 12 lots fronting on Payne Avenue <br />ranging in size from 12,036 square feet to 16,692 square feet which are in conformance <br />with the minimum area requirements of the R -1 District (10,000 square feet - interior <br />lots; 11,000 square feet - corner lots). The lots also maintain the 75 foot minimum lot <br />width requirement (80 feet - corner lots). <br />The Comprehensive Plan recognizes the existence of much interior land in this area <br />(Planning District 8) which is not adequately serviced with roadways. This land exists <br />to the east of the subject site. The transportation section of the Plan contains a <br />proposed alignment to guide the development of circulation in the area (page 82). <br />The proposed extension of Allen Avenue included in the Holzschuh Addition is in <br />exact accordance with the proposed transportation plan.
