3. Individual mobile home site (homes over Fourteen (14) feet in width): <br />a. Each mobile home site shall contain at least six thousand five hundred (6,500) square Feet <br />of land area for the exclusive use of the occupant: <br />(1) Width: <br />(2) Depth: <br />No less than sixty-five (65) feet <br />No less than one hundred (100) feet <br />b. Each mobile home site shall have Frontage on an approved roadway and the corner of each <br />mobile home site shall be marked and each site shall be numbered. <br />4. Individual mobile home unit site setbacks: <br />a. No unit shall be parked closer than ten (10) feet to its side lot lines nor closer than thirty <br />(30) feet to its front lot line, or within ten (10) feet of its rear lot line. <br />5. Building requirements: <br />a. No structure shall exceed one (1) story or fifteen (15) feet whichever is least. <br />6. Porking: <br />a. Each mobile home site shall hove off - street parking space for two (2) automobiles. <br />b. Each mobile home park shall maintain a hard surfoced off- street porking lot for guests of <br />— <br />occuponh in the amount of one (1) space for each five (5) unit sites. <br />c. Access drives off roads to all parking spaces on coach sites shall be hard surfaced accord- <br />ing to specifications established by the City. <br />7. Utilities: <br />a. All mobile homes shall be connected to a public water and sanitary sewer system or a private <br />water and sewer system approved by the State Department of Health. <br />b. All installations For disposal or surface storm water must be approved by the City. <br />c. All utility connections shall be as approved by the City. <br />d. The source of fuel for cooking, heating, or other purposes at each mobile home site shall <br />be as approved by the City. <br />e. All utilities shall be underground; there shall be no overhead wires or supporting poles except <br />those essential for street or other lighting purposes. <br />f. No obstruction shall be permitted that inpedes the inspection of plumbing, electrical facilities, <br />and related mobile home equipment. <br />g. The method of garbage, waste, and trash disposal must be approved by the City. <br />h.- The owner shall pay any required sewer connection fees to the City. <br />i. The owner shall pay inspection and testing fees For utility service to the City. <br />8. Internal roads and streets: <br />a. Roads shall be hard surfaced as approved by the City. <br />b. All roods shall hove o concrete (mountable, roll type) curb and gutter. <br />c.
