NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Planning Commission, Mayor and <br />City Council <br />FROM: Brad Nielsen <br />DATE: 5 January 1981 <br />RE: Demont, Richard - Lot Size Variance <br />FILE NO: 758.09 (80.28) <br />BACKGROUND <br />Mr. Demont has requested a building permit for a single family dwelling in the south- <br />west corner of Ruth Street and Lake Street. The property in question currently consists <br />of three lots - Lots 1, 2 and 3, Block 12 of North Heights Addition (see Site Location <br />Map attached). <br />The reason this request comes before the City is that the property in question is con- <br />sidered to be a corner lot for which the Zoning Ordinance requires 11,000 square feet <br />of area (Section 905.050, A). The property as it now exists only contains 10,109 <br />square feet, necessitating an area variance of nearly 900 square feet. <br />EVALUATION <br />1. Lot Area Upon review of the request, we explored the possibility of having the <br />applicant acquire additional land (i.e., Lots 4 and 5 to the west) in order to avoid <br />the variance. Lots 4 and 48 (Lot 48 is south of the property) are owned by one <br />individual who has expressed an interest in selling them. Lot 5 is separately owned, <br />and it is not known whether or not it is for sale. It must be realized that Lots 4 and <br />5 are currently unbuildable even if combined. While it is felt that the variance <br />may be justified without the lot combinations suggested, the City should attempt <br />to resolve the issue at this time if at all possible so that Lots 4, 5 and possibly 48 <br />are not left as unbuildable lots.
