Minnesota 56378 <br />3523664 <br />Jan. 8, 1981 <br />Gentlemen: <br />We have reviewed the plan of Minnesota Mini Storage on <br />County Road "B" and would make the following comments: <br />1. Pondin_g_ Areas <br />Pond "A" appears to be in the right -of -way of Highway 36. <br />However, we understand that the developer has been in contact <br />with the Highway Department and this may be agreeable with the <br />Department. <br />Pond B is designated to be filled to a depth of 8'. This <br />would cause it to reach an elevation of 873 which is higher <br />than Jackson Street as it now exists. If Jackson Street is <br />raised to elevation 880 as shown, then the manholes should also <br />be raised. The lift station slab is 875 which is only <br />higher than the proposed high level in the pond. <br />Both ponds, while adequate in so far as capacity is concerned, <br />should be provided with an overflow. <br />2. Dedication of Jackson Street <br />The plan is unclear to us as to whether the developer is proposing <br />to dedicate the other half of Jackson Street from his property or <br />is contemplating tththe <br />eexexisting half street which is dedicated from <br />the property on <br />Part of this confusion may lie in the fact that this plat which <br />extends from Rice Street to Jackson Street is about 49 feet short <br />of the recorded dimensions when measured on the ground. The <br />Highway Department determined that this shortage should be borne <br />by the property bordering Jackson fences <br />accordingly. Consequently, the <br />less than that actually shown on the plans. <br />4� <br />
