NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Planning Commission, <br />Mayor and City Council <br />FROM: Brad Nielsen <br />DATE: 8 January 1981 <br />RE: Fireside Homes <br />FILE NO: 758.09 - 80.20 <br />Based upon their meeting with the Planning Commission, the representatives of Fireside <br />Homes have resubmitted plans for development of their property on the south side of <br />County Road D (see NAC staff report dated 30 October 1980 for background). The <br />attached exhibit is a reduced copy of the site plan submitted. In a phone conversation <br />with Vince Douglas, he indicated that they are now proposing a density of five units <br />per acre. Although not specified on the site plan, it is assumed that the structures <br />being proposed are two - family dwellings. Given the details of the plans, it is further <br />assumed that the developer is attempting to gain additional input from the City prior <br />10 preparation of specific site plans. <br />While we do not feel an extensive review is necessary at this time, the following brief <br />comments are presented: <br />1. The cul-de -sac street is shown as 660 feet in length with a turn - around radius <br />of 40 feet. The Subdivision Ordinance requires a maximum length of 500 feet <br />and a minimum turn - around radius of 60 feet. <br />2. Only half a street has been provided. It is assumed that the developer is working <br />with adjacent lard owners to provide a full width street. <br />3. The lot detail appears to provide parking spaces in excess of three spaces per unit. <br />If garages are to be included, the actual amount of pavement may be able to be <br />reduced. <br />4. Driveways are shown at 30 feet in width. The Zoning Ordinance requires a <br />maximum of 24 feet. <br />5.
