NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Planning Commission, <br />Mayor and City Council <br />FROM: Brad Nielsen <br />DATE: 6 January 1981 <br />RE: Waite, Rockne - Request for Resubdivision, Lot Size Variance <br />and Rezoning <br />FILE NO: 758.09 - 80.27 <br />BACKGROUND <br />Mr. Rockne Waite has proposed to develop Lots 5 -23 and 36 -48, Block 13, of the North <br />Heights Addition (see Exhibit A, attached). According to his application, Mr. Waite <br />wishes to build three fourplexes and two duplexes on the property in question. The <br />property is currently undeveloped and zoned R -3, High Density Residential . Surrounding <br />and uses and zoning are as follows: <br />North - <br />East - <br />South - <br />West - <br />Lake Street, platted but not constructed, then undeveloped, <br />zoned R -3 <br />Soo Line Railroad right -of -way <br />Undeveloped, zoned R -3 <br />Ruth Street then undeveloped, zoned R -1 (Lots 1, 2 and 3, <br />Block 12 are currently proposed for a single family dwelling - <br />see Demont variance request) <br />The property contains approximately 81,400 square feet of area or 1 .87 acres. <br />Exhibit B is a sketch provided by the applicant showing the proposed resubdivision and <br />general location of proposed buildings and parking. <br />ISSUES AND ANALYSIS <br />The applicant has not requested building permits at this time.
