NORTHWEST ASSOCIATED CONSULTANTS INC. MEMORANDUM TO: Little Canada Mayor and City Council FROM: Brad Nielsen DATE: 9 February 1981 RE: C.U.B. Foods FILE NO: 758.09 (80.18) In August of 1980, C.U.B. Foods requested permission from the City to expand their existing building. The request, as presented to us, involved the addition of an area on the west end of the existing building to be used as a bakery (see attached exhibit). In our staff report dated 7 August 1980, we evaluated the request with regard to required setbacks and parking, and recommended approval of the addition subject to review by the Building Official. It has since been brought to my attention that in addition to the bakery area expansion, a second floor containing office space was added above the front entry way. No such office space was included on the plans presented to us, nor can we find any evidence in the Council minutes in which the office area had ever been approved or even discussed by the City Council . Furthermore, upon review of the building permit, it appears to include only the bakery addition, even though the office space shows up in the con- struction drawings. Based upon the floor plans for the office area, we have reanalyzed the parking require- ments for the site as follows: - Total parking currently existing on the site 189 spaces - Total parking required for existing building and bakery addition 161 spaces - Space required for new office area 7 spaces* *(Office space requirement - 1 space /200 square feet of floor area. Proposed office area - 84' x 18' = 1,512 square feet - 10% = 1,361 _ 200 = 7 spaces) Based upon our calculations, existing parking on the site (189) still exceeds the Zoning Ordinance requirements (168) in spite of the new addition. ,1.= 8 4820 minnetonka boulevard, suite420 minneapolis, mn 55416 612/925 -9420
