Foods <br />FILE NO: 758.09 (80.18) <br />In August of 1980, C.U.B. Foods requested permission from the City to expand their <br />existing building. The request, as presented to us, involved the addition of an area <br />on the west end of the existing building to be used as a bakery (see attached exhibit). <br />In our staff report dated 7 August 1980, we evaluated the request with regard to required <br />setbacks and parking, and recommended approval of the addition subject to review by <br />the Building Official. <br />It has since been brought to my attention that in addition to the bakery area expansion, <br />a second floor containing office space was added above the front entry way. No such <br />office space was included on the plans presented to us, nor can we find any evidence <br />in the Council minutes in which the office area had ever been approved or even discussed <br />by the City Council . Furthermore, upon review of the building permit, it appears to <br />include only the bakery addition, even though the office space shows up in the con- <br />struction drawings. <br />Based upon the floor plans for the office area, we have reanalyzed the parking require- <br />ments for the site as follows: <br />- Total parking currently existing on the site 189 spaces <br />- Total parking required for existing building and <br />bakery addition 161 spaces <br />- Space required for new office area 7 spaces* <br />*(Office space requirement - 1 space /200 square feet of floor area. Proposed <br />office area - 84' x 18' = 1,512 square feet - 10% = 1,361 _ 200 = 7 spaces) <br />Based upon our calculations, existing parking on the site (189) still exceeds the Zoning <br />Ordinance requirements (168) in spite of the new addition. <br />,1.= 8 <br />4820 minnetonka boulevard, suite420 minneapolis, mn 55416 612/925 -9420 <br />
