906. "R -2 ", MEDIUM DENSITY RESIDENTIAL DISTRICT <br />906.010. PURPOSE. The purpose of the "R -2", Medium Density Residential District is to provide for a greater <br />variety in housing styles including duplexes, double bungalows and townhouses at a density not greater than eight <br />(8) units per acre; and directly related, complementary uses. <br />906.020. PERMITTED USES. <br />A. Single Family detached dwellings <br />B. Two family dwellings <br />906.030. PERMITTED ACCESSORY USES. <br />A. All permitted accessory uses allowed in an "R -1" District except agricultural. <br />906.040. CONDITIONAL USES. (Requires o conditional use permit based upon the procedures set forth in and <br />regulated by Section 921 of this Ordinance.) <br />A. All conditional uses, subject o the same conditiora, as allowed in an "R -1" District. <br />B. Multiple Family dwelling structures containing four (4) or less dwelling unih provided that: <br />1. The provisions of Section 921.010, E are considered and satisfactorily met. <br />C. Day care - group nursery provided that: <br />D. <br />1. No overnight facilities are provided far the children served. Children ore delivered and <br />removed daily. <br />2. Adequate off - street parking and access is provided in compliance with Section 903.050 of this <br />Ordinance. <br />3. The site and related parking and service shall be served by an arterial or collector street of <br />sufficient capacity to accommodate the traffic which will be generated. <br />4. All signing and informational or visual communication devices shall be in compliance with <br />Section 903.110 of this Ordinance. <br />5. The provisions of Section 921.010, E of this Ordinance are satisfactorily met. <br />6. The regulations and conditions of the Minnesota Department of Public Welfare, Public Welfare <br />Manual II 3130 as adopted, amended and /or changed are satisfactorily met. <br />7. A written indication of preliminary, pending or final license approval from the regulatory <br />welfare agency is supplied to the City. <br />Townhouse and quadraminium dwellings provided that the provisions of Section 923 are sotisicctorily met. <br />906 .050. LOT REQUIREMENTS AND SETBACKS. The Following minimum requirements shall be observed <br />in an "R -2" District subject to additional requirements, exceptions and modifications set forth in this Ordinance. <br />A. Lot Area: <br />1. Single- Family and Two Family 10,000 square feet <br />2. All others 15,000 square feet <br />B. Minimum Lot Area Per Unit: <br />1. Single Family 10,000 square feet <br />2. Two Family 5,000 square feet <br />3. Townhouses and Quadrominiurra 4,000 square feet <br />44 <br />
