NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Planning Commission, <br />Mayor and City Council <br />FROM: Brad Nielsen <br />DATE: 30 November 1982 <br />RE: Picha, Rose - Proposed Lot Split <br />FILE NO: 758.09 (82.32) <br />BACKGROUND <br />Mr. Frank Lentsch, a realtor representing.Rose Picha, 770 E. County Road D, <br />has submitted an application requesting a lot division for Ms. Picha's <br />property. The site is located in the southeast corner of Greenbrier Street <br />and County Road D (see Site Location Map, attached as Exhibit A). <br />The property in question is currently zoned R -1, Single Family Residential <br />and contains 4.18 acres. The request involves dividing off a 14,418 square <br />foot lot containing an existing home. The remaining parcel will contain <br />approximately 3.85 acres. <br />ISSUES AND ANALYSIS <br />While the request is considered relatively simple, the following issues should <br />be addressed: <br />1. Resubdivision Sketch. The Little Canada Subdivision Ordinance requires <br />that in instances 'here a subdivision results in creating land parcels <br />which could be further divided at some future date, the applicant must <br />submit a resubdivision sketch indicating how the property can be further <br />developed. The purpose of this requirement is to ensure that the pro- <br />posed division takes future development into consideration, thus avoid- <br />ing potential future variance requests. The resubdivision sketch is <br />recorded with the County and serves as a guide for future development. <br />Although this request does not involve formal platting, we suggested <br />that the applicant submit a resubdivision sketch. Exhibit B illustrates <br />how the remaining parcel (Parcel B) can be developed in the future. <br />As proposed the resubdivision plan meets or exceeds Little Canada lot <br />size requirements.
