AMENDMENT NUMBER TWO TO DECLARATION FOR FLEUR ROYALE, A CQCCMINTUM APARTMENT OWNERSHIP NUMBER 79 The undersigned, being 59.55% of the owners, and 80% of the owners other than Declarant, each based upon the percentage of ownership in the common elements of the condominium project, and.all of the holders of all recorded first mortgages, covering or affecting any or all condominium units of the condominium project created by the Condominium Declaration for Fleur Royale and recorded in the office of the County Recorder, Ramsey County, Minnesota as Document Number 2074658, and covering the property situated in said County described as follows: The East 316 feet of the West 1025.5 feet of that part of the Southeast 1/4 of Section 6, Township 29, Range 22, lying Northerly of Little Canada Road and Southerly of the St. Paul Water Works right of way, do hereby agree and declare that said Declaration for Fleur Royale, a condominium is amended to read as follows: 1. By deleting Paragraph 21 and replacing it with the following language: 21. Additions, Alterations, and Improvements of General or Limited Common Elements. There shall be no additions, alterations, or improvements of or to the general and limited common elements by the Board of Directors without prior approval of 80 of the unit owners, and such expenditures shall be a common expense. Such limitation shall not be applicable to the repair or maintenance, of any of the general or limited common elements or common personal property (as defined in paragraph 30 hereof) Said Declaration, as hereby amended, shall otherwise be in full force and effect. This instrument is exempt from state deed tax.
