`tINUTES <br />Planning Commission <br />Oct. 7, 1982 <br />Edgerton <br />& Vanderbie <br />Thoroughfare <br />Plan <br />3 <br />e <br />The City Planner reported that the City Engineer developed a <br />thoroughfare plan for the entire City some time ago. The Plan <br />was adopted in some fashion and from time to time has been used <br />to evaluate development proposals. In many cases there have been <br />problems with the plan. <br />The Planner reported that Mrs. Neamy on Vanderbie and LaBore Road <br />has requested that the plan be vacated. She owns Lots 16 and 17 <br />and wants to divide these two lots into three parcels. However, <br />before she can do it, the thoroughfare plan would have to be <br />vacated as it effects the proposed subdivision. <br />The Planner stated that the lots on Edgerton are about 400 feet <br />deep and the lots on Vanderbie :re about 270 feet deep. The <br />Planner reported that there are a number of homes on Vanderbie <br />with houses setback far enough that there would be problems in <br />terms of rear yard setbacks should they want to divide their <br />property. Variances would be needed in these instances. There <br />are also houses on Edgerton with their homes located in the middle <br />of the lot that would face the same problem. <br />The Planner stated that about half the properties that would be <br />effected by the proposed street would not benefit from the street <br />because of the above described situation and about half would benefit <br />between Allen Avenue and LaBore Road. <br />The Planner also stated that the cost of the street and utilities <br />must be considered against the lot cost. The Planner stated that <br />it appears that the cost could only be spread between'half of the <br />property owners and, therefore, the cost of the improvement would <br />be too high. <br />The Planner stated that on the north end of the street where it <br />would run into County Road D, the street would run right through ' <br />someone's house. Therefore, the house would have to be acquired <br />and this cost assessed against half of the owners. <br />The Planner also pointed out that there is a large parcel of property <br />that would not benefit from the road. The owner would he better off <br />putting in his own road system to benefit his property to the maximum. <br />Mrs. Timmons stated that she would not want to decide this issue for <br />anyone. <br />The Planner stated that it comes down to what the people in the area <br />want and if the cost of the road would benefit the property.
