Unlike the previous proposal which was to be developed in stages, this <br />is proposed to be clone all at once. As a result, it is felt that all aspects <br />P.U.D. requirements should be in order prior to approvals by the City. <br />4. Site Access. Access to the entire mini- storage k proposed via a single driveway <br />County Road B. The office /warehouse building which fronts on County Road B <br />.access From the County Road and two from Jackson Street. Considering <br />of the mini- storage area, a second access may be desirable, even if only <br />dote device for emergency access is provided. Although not dimensioned, <br />iveways have been drawn at 24 Feet in width. <br />Hernmost driveway on Jackson Street is located 45 feet from the County Road <br />F--way. Section 903.050 D. 8, e. requires a minimum of 60 feet. <br />Perhaps the major issue related to access is the question of how or if Jackson Street <br />is to be developed. It currently exists as a 33 foot wide right -of -way. Since the <br />property in question and the parcel to the east both require access from Jackson <br />Street, it is recommended that a 60 foot right -of -way be acquired by the City. The <br />and design of this road should be determined by the City Engineer. In the <br />evccit the additional right -of -way must come from the subject property, it may require <br />sc.:ne redesign of buildings on the east end of the site. <br />Parking. Although the parking for the office /warehouse at the south of the site appears <br />to be Jequc ;ie, without floor plans for the building no recommendation is node at this <br />time. <br />
