City Council
City of Little Canada
515 E. Little Canada Rd.
St. Paul, MN 55117
RE: R & S Development
Dear Council Members:
500 West Highway 96
St. Paul. Minnesota 55112
4843301
400 E. St. Germain St.
St. Cloud. Minnesota 56301
2517751
We have reviewed the proposal of Mr. Herb Dorr to construct
a building at the end of Woodlyn Ave.
This same or similar proposal was reviewed about a year ago.
The main issues revolve around sewer and street.
314 Oak Street
Sauk Centre, Minnesota 56378
3523664
July 14, 1982
The street problem was resolved by the dedication of a 40
foot private easement along the Waterworks right -of -way.
This plan was considered more feasible than a street between
the two existing buildings which front on Woodlyn. It would
also involve several other owners who would probably not want
to participate.
The street along the Waterworks right -of -way could be extended
north from Owasso Blvd. in the future.
This would also be the most feasible location for the sewer to
serve the area. There are three possible alternates to the
sewer problem:
1. A gravity sewer extended from Owasso Blvd. which could
serve all the property not now served.
2. A pump station and force main on Woodlyn flowing west
to the Soo Line trunk sewer.
3. On -site sewer on a temporary basis.
Yours truly,
MILttER W.
nn a4 n rRrinv P F
CIATES, INC.
l.!.,
