made under this Contract shall belong to Seller. Such notice will be given by Seller in accordance with the applicable section of the Minnesota Statutes. After service of notice and failure to remove, within the period allowed by law, Purchaser hereby specifically agrees, upon demand of Seller, quietly and peace- fully to surrender the possession of the Subject Property, it being understood that until such Event of Default Purchaser is to have possession of the Subject Property. In the event of Pur- chaser's default hereunder, Seller may also exercise any other remedies available of law or in equity. Purchaser irrevocably hereby appoints any partner in the law firm of Larson & Lambert in Wayzata, Minnesota as its agent for receipt of any of the notices herein provided or for any service of process in any action to enforce this Contract or for receipt of notice of cancellation of this Contract. Purchaser shall reimburse Seller for attorneys' fees incurred in pursuing cancellation or enforce- ment of this Contract, said payments to be a condition precedent to any reinstatement of the Contract following notice of cancel- lation. In addition to the attorneys' fees provided under Minnesota Statutes, if any, Purchaser hereby agrees to pay to Seller as additional attorneys' fees $500 for each time Seller shall commence a cancellation proceeding hereunder which amount shall be immediately due and payable and deemed a precondition of any reinstatement of this Contract. 15.
