made under this Contract shall belong to Seller. Such notice <br />will be given by Seller in accordance with the applicable section <br />of the Minnesota Statutes. After service of notice and failure <br />to remove, within the period allowed by law, Purchaser hereby <br />specifically agrees, upon demand of Seller, quietly and peace- <br />fully to surrender the possession of the Subject Property, it <br />being understood that until such Event of Default Purchaser is to <br />have possession of the Subject Property. In the event of Pur- <br />chaser's default hereunder, Seller may also exercise any other <br />remedies available of law or in equity. Purchaser irrevocably <br />hereby appoints any partner in the law firm of Larson & Lambert <br />in Wayzata, Minnesota as its agent for receipt of any of the <br />notices herein provided or for any service of process in any <br />action to enforce this Contract or for receipt of notice of <br />cancellation of this Contract. Purchaser shall reimburse Seller <br />for attorneys' fees incurred in pursuing cancellation or enforce- <br />ment of this Contract, said payments to be a condition precedent <br />to any reinstatement of the Contract following notice of cancel- <br />lation. In addition to the attorneys' fees provided under <br />Minnesota Statutes, if any, Purchaser hereby agrees to pay to <br />Seller as additional attorneys' fees $500 for each time Seller <br />shall commence a cancellation proceeding hereunder which amount <br />shall be immediately due and payable and deemed a precondition of <br />any reinstatement of this Contract. <br />15. Notices.
