-GERVAIS CREEK PROFESSIONAL BUILDING
Detailed Description of Project
The project site is located in the township of Little Canada at 433 East Little
Canada Road. The building was purchased from the school district on November 1st,
1980 by Thomas Krejci for the purpose of developing a day care center for children
to serve the residents of Little Canada and the surrounding communities. This
operation was established in the 1953 addition of the complex and will continue
to operate in the future having no involvement with the proposed project other
than being a tennant.
The site location and its immediate surroundings render itself for a low keyed
non - retailing or non - industrial environment. Care has been taken to preserve
the basic aesthetic values 'inherited in the building's original architecture
while at the same time bringing the facility up to modern energy and people handling
requirements. The site will have medical people and or other professional people
suitable to the area.
The scope of the project is to rehab the original 1934 two -story building and add
a second story to the rear 1935 addition. A general overview of the project is as
follows- -
Rehabilitation of 1934 Two Story Facility
-- All exterior glass replaced with thermo -payne energy effecient windows.
- - Refine entryway to building to improve appearance
--.Fully insulate all exterior walls and roof to minimize heat loss
-- Full skylite installation to naturally supplement lighting
- Modernization of all interior spaces
- - Raising the floor of lower level to better utilize window areas.
- - Installation of a passenger elevator to service areas currently enaccessible
to the handicapped
- Fully air - conditioned with economizers
Second Story Addition on 1953 Construction
-- Approximately 7000 square feet of space built onto the existing rear
addition
-- All exteriors to compliment existing structure
General Landscaping
-- Add trees, shrubs, and outdoor lighting to enhance the natural setting
surrounding the site.
The duration of the project from start to finish has been estimated at 6 months
by Mr. James Hagman, the General Contractor who specializes in the area of
rehabilitations.
c
Exhibit B
APPLICANT'S PROJECT DESCRIPTION
Prepared by
Thomas L.
