NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Mayor and City Council <br />FROM: Brad Nielsen <br />DATE: 18 March 1982 <br />RE: Gersbach, Robert - Proposed lot split <br />FILE NO: 758.09 (82.04) <br />BACKGROUND <br />Mr. Robert Gersbach has requested approval of a lot division for his <br />property located at 3064 LaBore Road (see Exhibit A, attached). The <br />applicant proposes to split off a triangular shaped parcel which con- <br />tains an existing house (shown as Parcel A on the exhibits) leaving <br />75 feet to the rear (eastern portion) 3.5 acres. He then intends to <br />build another house as shown on Exhibit B. <br />Exhibit B is the applicant's proposed lot split sketch. The parcel <br />labeled A will contain approximately .42 acres while the eastern por- <br />tion of the site will have 3.51 acres. It should also be noted that <br />the NSP power line easement runs through the southern portion of the <br />site. <br />ISSUES AND ANALYSIS <br />Section 1001.060 of the Little Canada Subdivision Ordinance allows <br />land to be divided without going through a formal platting process. <br />This? "simple subdivision" process is considered appropriate for the <br />Gersbach request. Regardless of the simplified procedure, the follow- <br />ing issues should be addressed: <br />1. Certificate of Survey. The applicant has already been informed <br />that he must submit a certificate of survey prepared by a regis- <br />tered surveyor before final approval can be given for the lot <br />split. The survey should clearly show the location of the power <br />lines, the power line easement and any other easements currently <br />existing on the site. The location of the existing house should <br />also be shown. <br />2. Resubdivision Sketch. It is evident that the east 3.5 acres of <br />the site may be capable of being redivided at some time in the <br />future. Although we have indicated that the simple subdivision <br />procedure is acceptable, we feel that a resubdivision sketch should <br />be required as provided for in Section 1006.030(e) of the Subdivi- <br />sion Ordinance. <br />4820 minnetonka boulevard, suite 420 minneapolis, mn 55416 612/925 -9420 <br />12 <br />
