The plans submitted to date indicate multiple signage for the <br />shopping center. Such situations are provided for in the Zoning Ordinance <br />by conditional use permit (see Section 902.110 E.5.b.). The applicant has <br />agreed to submit more detailed plans pertaining to overall signage for <br />the property. Since most of the future tenants for the proposed shopping <br />center are unknown at this time, the applicant obviously can't provide <br />the plans for each individual sign. Rather, the signage plan should <br />indicate size limits and general locations of future signage, demon- <br />strating that total signage will not exceed the allowable 10% of building <br />silhouette. <br />RECOMMENDATION <br />Based upon the plans submitted to date, the proposed shopping center appears <br />to be consistent with Little Canada's planning and zoning. This statement is <br />qualified; however, pending submission of information required as part of the <br />platting process. Such items as grading and drainage must be addressed at the <br />time the plat is submitted. The platting process should also address the <br />relationship of the proposed development with the surrounding area, and provide <br />some indication as to how the portion of the site not used for the shopping <br />center may be used in the future. <br />Since the platting information could potentially reveal information of which <br />we are not currently aware, it is difficult to offer a definite recommenda- <br />tion at this time. Consequently, we can only suggest that the project is <br />conceptually sound.
