PLANNING COMMISSION
CITY OF LITTLE CANADA
515 LITTLE CANADA ROAD
LITTLE CANADA. MINN. 55117
Planning Commission
January 7, 1982
Minutes of the Regular Meeting
The regular meeting of the Planning Commission of the City of Little Canada
was held on the 7th day of January, 1982 at 7:30 p.m. at 515 Little Canada
Road in said City.
The meeting was called to order at 7:35 p.m. The following members were
present: Tom DuCharme, LeRoy LeMay, Jim Steele, Gene DeLonais, Pete Costa,
Roy French, Myers Frattalone, Sharon Timmons & Joe Vitale. Also present:
Brad Nielsen, Northwest Associated Consultants.
The minutes of the previous meeting were approved as read.
Mayor Raymond Hanson appeared to inform the Planning Commission that a new
Building Inspector had been appointed. He will be in the City on Mondays,
Tuesdays and Fridays. He is a Mr. Edward Locke and was formerly with the
City of White Bear. The City has also chosen a new City Attorney. He is
a Mr. Tom Sweeney.
Mayor Hanson also requested that the Planning Commission members whose
terms will expire by the end of the month submit letters of intent if they
wish to be reappointed.
The Planning Commission was asked by Mayor Hanson to review the ordinances
of neighboring Cities (which have been given to them) when reviewing our
own zoning ordinance.
ROSAUER Mr. Brad Nielsen presented his report on the lot split and
Property variance request for the Lillian DuCharme Garfield property
Division division (Rosauer property division). (See memo dated
4 Jan. 1982 Re: Rosauer Lot Split & Variance Report from
Brad.Nielsen to the Little Canada Planning Commission, Mayor
and City Council)
Mr. Nielsen stated that the reason for the variance was due
to irregular shape of the lot (taper of lot from 142 ±' on
LaBore to quite narrow on the back). The lots do, however,
meet minimum square footage for lots. The setbacks for
buildings would not need a variance if lot split was granted.
There was discussion about creating a land locked parcel to
the west of the split lots. Brad Nielsen stated that the
deed would be recorded with the stipulation that the parcel
could not be built on until there is access provided.
Page 1
