As a result, both lots still <br />conform to the minimum lot area requirement. In fact, the northernmost <br />lot contains 11, 160 square feet. <br />RECOMMENDATION <br />Section 922 of the Zoning Ordinance provides conditions and criteria for <br />considering variances. It is the opinion of this office that a variance <br />is justified for the following reasons: I) the variance is required <br />due to the wedged shape of the property, 2) the extra depth of the property <br />still allows the property to meet or exceed the minimum 10,000 square foot <br />area requirement, and 3) the lots are wider at the property line (approxi- <br />mately 79+ feet) than a standard rectangular lot. Finally, the shape of <br />the property is not so irregular as to require any further variances in <br />terms of the building setbacks.
