NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Planning Commission NOV 29 1983 <br />FROM: Stephen Grittman CITY O F <br />LITTLE CANADA <br />DATE: 23 November 1983 <br />RE: Little Canada Day Care Expansion - PUD Amendment <br />FILE NO: 758.09 - 81.34 <br />BACKGROUND <br />Mr. Tom Krejci has applied for an amendment to the Planned Unit Development <br />Agreement which governs the Little Canada Day Care. The existing agreement <br />was drafted and passed in the spring of 1932 and included the existing build- <br />ings with some renovation work, and future allowances for site work, additional <br />parking, and a second story expansion of the existing day care portion of the <br />structure. The amendment requests a single story, horizontal expansion of <br />the day care instead. It is not clear from the submissions whether the <br />second story expansion phase is still planned or if it has been dropped from <br />the development. <br />ANALYSIS <br />The proposed expansion consists of 3,120 square feet of day care facility <br />built adjacent to the eastern wall of the existing building. Day care facilities <br />are a permitted use in this development, so the proposed use presents no <br />conflict from a land use standpoint. <br />The expansion would require an additional six parking spaces. Mr. Krejci <br />has indicated that enough paved area exists in the existing 30 car lot for <br />an additional row of stalls. This would allow for 12 more spaces, enough <br />to account for the addition. Before final approval is given for this request, <br />the applicant should be required to provide documentation that sufficient area <br />is in fact already paved. The minimum width of the paved area would need <br />to be 102 feet. The plan submitted shows approximately 60 feet width. <br />RECOMMENDATIONS <br />We recommend that approval be granted for the amendment to the Planned Unit <br />Development. The following conditions should be placed on this approval: <br />to Documentation must be provided in the form of a survey showing the size <br />of the existing parking lot.
