NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />CITY OF <br />FROM: Stephen Gri ttman LITTLE CANADA <br />DATE: 27 October 1983 <br />RE: Johnson Rice Complex, PUD Concept Plan <br />FILE NO: 758.09 - 83.47 <br />Li5)777a15.7.17. <br />OCT 28 1 83 <br />BACKGROUND <br />Mr. Gregory Johnson has applied for a subdivision of parcels under a planned <br />unit development for property located at 2950, 2952, 2954, and 2956 North <br />Rice Street, the former Antler property. The current parcel is proposed to <br />be divided into four lots with one of the four existing buildings on each <br />of the lots. <br />Current uses of each of the structures are as follows (refer to Exhibit A <br />for building numbers): <br />Building 1: Warehouse <br />Building 2: Convenience Market and Laundromat <br />Building 3: Office Building <br />Building 4: Apartment Building <br />ANALYSIS <br />Two principal factors preclude the regular subdivision of this property: <br />(1) the lack of street frontage for building 1, and (2) placement of existing <br />buildings which makes performance standards such as setbacks and on -site . <br />parking requirements extremely difficult to comply with. For these reasons, <br />planned unit development is a logical tool to use in this situation. <br />Due to the necessary narrowness of lots, it is apparent that certain easements <br />for parking, access, etc. will be necessary between lots. These will have <br />to be shown on a preliminary plat. <br />RECOMMENDATION <br />This office recommends that the application be approved in concept form. <br />Prior to preliminary plat approval, the applicant shall be required to furnish: <br />• Locations of all easements, parking, access, utility and other. <br />• Boundary and topographic surveys. <br />4820 minnetonka boulevard, suite 420 minneapolis, mn 55416 612/925 -9420 <br />
