The product is silk screened T shirts or similar type <br />garments. While some of this business involves direct over the counter <br />sales, a significant portion is also contract sales. <br />The applicant is interested in purchasing property along Viking Drive <br />which is presently zoned B -3. This zoning district does not, however, <br />allow the use or percentage of floor space devoted to manufacturing use <br />which the applicant is proposing. As a result, an application to amend <br />the B -3 district has been requested to make provision for the use which <br />is intended. <br />Due to the significant nonretail or commercial nature of this use, we <br />believe such an activity, if allowed, should be analyzed on a case by <br />case basis. Hence, a conditional use permit becomes the established <br />procedure whereby such evaluations and considerations can be properly <br />conducted. In line with this approach, a draft addition to the condi- <br />tional use provisions of the B -3 district is offered below. <br />DRAFT TEXT AMENDMENT <br />ORDINANCE NO. <br />AN ORDINANCE AMENDING THE LITTLE CANADA ZONING <br />ORDINANCE TO PROVIDE FOR COMBINED RETAIL AND <br />COMMERCIAL PRINTING <br />THE CITY COUNCIL OF THE CITY OF LITTLE CANADA DOES HEREBY ORDAIN AS FOLLOWS: <br />Section 1. The Municipal Code of Little Canada, Section 912.040 is <br />hereby amended by adding the following: <br />B.
