Little Canada Planning Commission <br />7 July 1983 Page Two <br />A complication does, however, exist relative to the situation at hand. At <br />present, a sanitary sewer line bisects a portion of the proposed building <br />expansion area (see Attachments B and C). Based upon initial review of this <br />problem, it does appear that elevations and flow direction would allow reloca- <br />tion of the sewer line. Another, although less desirable, alternative would <br />be the possible location of the expanded building over the line. This matter <br />therefore is a technical as well as economic question. <br />For the time being and as part of the request presently before the City on <br />the variance, it is suggested that conditions be imposed for protection and /or <br />alteration of the line. <br />RECOMMENDATION <br />Based upon the fact that the Market Place Shopping Center has had long term <br />plans for building expansion and in our opinion these have been limited by <br />subsequent City actions, it is our recommendation that the property owner <br />be given a side yard setback variance which would permit construction up to the <br />lot line on that portion of land which directly abuts the Senior Citizens <br />Housing Project. This variance should, however, be contingent upon a resolu- <br />tion of either relocating or building over the existing sanitary sewer line <br />as determined as acceptable by the City Engineer. <br />48 <br />
