NORTHWEST ASSOCIATED CONSULTANTS INC. <br />TO: David Licht <br />FROM: James Vick <br />DATE: 1 August 1983 <br />RE: Round Lake Estates <br />FILE #: 758.09 - 83.09 <br />In a meeting with the fire marshall and assistant fire chief of Little Canada, <br />the following items were discussed regarding the proposed Round Lake Estates. <br />Of initial concern was the building height of the apartments. The critical <br />dimension to the fire fighters is the elevation to the bottom roof line. This <br />is only 30 feet on the proposed building and within the capabilities of the <br />fire department. The gable roof adds 14 feet of elevation; however, due to <br />the building's construction, this does not pose any problems. <br />The other concerns of the fire officials are in reference to the circulation <br />on the site. The following three changes have been requested to suit their <br />needs: <br />JV /jto <br />• The second and fourth driveways north of County Road C, which <br />service the quads, are to designate an area on the east edge <br />for a fire lane. This will provide access to the back side <br />of the apartments. To accommodate this lane, the two parking <br />stalls which exist in both driveways will need to be relocated. <br />• The emergency access should not be chained off, but rather a <br />continuous road. This will ensure that the road will be <br />maintained year- round. To accommodate a fire truck, this <br />road should be 24 feet wide and located north of the apart- <br />ment parking area with direct linkage to the easternmost <br />townhouse lot. <br />• The driveway of the westernmost townhouse should have a wider <br />access onto Spruce Street.
