NORTHWEST ASSOCIATED CONSULTANTS INC.
TO: Little Canada Planning Commission
FROM: David Licht
DATE: 28 July 1983
RE: Burker King /Pizza Hut - Rezoning
FILE NO.: 758.09 - 83.33
At their meeting on 27 July, the City Council, in accord with the Planning
Commission's recommendation, rezoned the Market Place Shopping Center from
I -1 to B -3 in recognition of the established use of the property.
Note was made by staff that this action did not affect the Burker King and
Pizza Hut, which are also currently I -1 and which abut the Market Place
Shopping Center. They are, in fact, owned by the same interests. In view
of this situation, the City Council initiated proceedings to consider the
amendment of the zoning map to reclassify the Burger King and Pizza Hut to B -3.
As these two facilities are established B -3 uses and their current I -1 zoning
is viewed as an incompatible designation for these properties in accordance
with the Comprehensive Plan, it is recommended that the change to B -3 zoning
be approved.
DRL /jto
cc: Joseph Chlebeck
Tom Sweeney
Ed Locke
IL_ 1V-L:itl)
JUL 29 1983
CITY OF
LITTLE CANADA
4820 minnetonka boulevard, suite 420 minneapolis, mn 55416 612/925 -9420
