NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: James Vick <br />DATE: 29 August 1983 <br />RE: Ripke - Subdivision <br />FILE NO: 758.09 - 83.36 <br />BACKGROUND <br />Melvin and Jean Ripke have proposed to combine their lots located on the <br />2500 block between Spruce and Sylvan Streets. The property is currently <br />platted as 12 lots, each being 25' x 135'. The proposed subdivision will <br />combine these lots into two parcels, one which will face Spruce Street, <br />the other will face Sylvan Street. The new lots will be 150'x 135' each. <br />ISSUES AND ANALYSIS <br />The property in question is within the R -1 zoning district. The lot require- <br />ments for the R -1 district are: <br />Lot Area - <br />Lot Width - <br />10,000 square feet <br />75 feet <br />The proposed lots are 20,250 square feet in area and 150 feet wide, double <br />the minimum requirement. <br />The proposed subdivision is in conformance with City policy in that it is <br />eliminating the nonconforming 25' x 135' lots. Section 1001.060 of the <br />Subdivision Ordinance states: <br />EXCEPTIONS. When requesting a subdivision, if the following condition <br />exists, the City Clerk shall bring the request to the attention of <br />the Planning Commission and City Council whereupon, the said request <br />shall be reviewed and the City Council, following receipt of a recom- <br />mendation from the Planning Commission, may relieve the subdivider <br />from complying with any procedural requirements of this Ordinance <br />that are deemed appropriate. <br />(a) In the case of a request to divide a lot where the division is to <br />permit the adding of a parcel of land to an abutting lot or to <br />create two lots and the newly created property line will not <br />cause the other remaining portion of the lot or any structure <br />to be in violation with this Ordinance or the Zoning Ordinance. <br />.. 02S <br />4820 minnetonka boulevard, suite 420 minneapolis, mn 55416 612/925-9420 <br />
