City of Little Canada <br />515 East Little Canada Rd; <br />Little Canada, Minnesota <br />September 6, 1983 <br />RE : Review of Little Canada <br />1983 Special .Assessments <br />This is to advise that,I, the undersigned appraiser, have reviewed the Special <br />assessments in Little Canada, and find that the assessments levied reflect the fair <br />and reasonable value of the properties on the current market, with the following six <br />exceptions <br />Pastorius - 749 Labore Rd. E. 1 of lot 11, and all of lot 10, Block 2, Belland Add. <br />Due to the location of the two car garage next to a cluster of huge and <br />beautiful trees, it would not be feasable or reasonable to re- locate the <br />garage, and would not be in the best interests of all concerned to do so. <br />A variance is recommended. <br />Hemann - 771 Labore Rd. Part of Lot 17, Auditors Subdivision No. 43• <br />This is an el shaped lot, and the house sets too far back on the lot, to al- <br />low sufficient space to build upon. It is also in the apex of the right tr- <br />iangle, which compounds the negative aspects. <br />Erickson - 761 Labore Rd. Part of Lot 12, Auditors <br />This site is within the el shaped lot of <br />and West line, and Greenbrier Rd. 761 is <br />In my opinion the lot is of insufficient <br />Subdivision No. 43. <br />771 Labore ( Hemann) to the rear <br />at the NE. Corner of said streets. <br />size on which to build. <br />Olhson - 712 Preble St. Unplatted land located South side of Gilanderi Lane, and East <br />side of County Rd.B 2. <br />This involves a small 51', piece of land skirting Gilanderi Lane, a lane that <br />cuts.through the subject site, and makes this very small parcel of no value <br />to the Olhson's <br />Barrett - 3115 Labore Rd. Unplatted land.SE. corner of Labore Rd. and County Rd. D. <br />Only the rear 75' should be assessed. <br />Veilleux - 57 Demont Ave. W. East 100' of Lot 10, Block 2, North Park Addition. <br />All of the property adjacent to the North is zoned commercial, subject <br />is residential.
