NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: File <br />FROM: Stephen Grittman <br />DATE: 19 October 1983 <br />RE: Five Star Mobile Park Expansion <br />FILE NO: 758.09 - 83.38 <br />The City of Little Canada owns a parcel of land of 4.3 acres in the norhwest <br />portion of the City. It is bounded by Twin Lake Boulevard on the south and <br />the City limits on the north. The City has been approached by the Five Star <br />Mobile Home Park to purchase the property and use it as expansion for their <br />existing park adjacent to the site in Vadnais Heights. <br />Responding to objections by area residents, the City Council has directed our <br />office to illustrate the use of the site for single family homes, as its <br />present zoning directs. It should be noted that mobile homes require a <br />rezoning to R -4. Accordingly, two alternatives have been prepared. One <br />shows the property subdivided with the minimum amount of lot width. A <br />total of thirteen lots will work on the site. The second shows single <br />family home development, but with larger lots, all of more than 20,000 <br />square feet. Nine lots have been subdivided on this plan.
