NORTHWEST ASSOCIATED CONSULTANTS INC. <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: David Licht /Dennis Arntson <br />DATE: 4 October 1983 <br />RE: Vitale - Sign Request - 93 West Little Canada Road <br />FILE N0: 758.09 - 83.40 <br />BACKGROUND <br />A conditional use permit application has been filed by John Vitale for <br />signing at his multiple occupancy office structure at 93 West Little Canada <br />Road. The proposal is to add an 18 foot high freestanding sign with a <br />reader board. <br />REQUEST EVALUATION <br />Attachments A and B identify existing signing on the site. The three suite <br />identification /directional signs are treated as wall signs and are within the <br />limits established by the ordinance. The real estate (rental sign) is also <br />in compliance with ordinance provisions. The property identification sign <br />(identified as sign #1 on the attachment) must be viewed as a freestanding <br />sign. While in compliance now, the addition of the proposed sign is not <br />allowed if the identification sign remains. <br />Assuming the applicant is willing to remove the existing identification sign, <br />the proposed freestanding sign is within limits established by the ordinance. <br />The sign is 18 feet tall, 20 feet is permitted. The area of the sign is <br />112 feet, while 150 feet is allowed (see Attachment C). <br />RECOMMENDATION <br />Our office recommends that the requested conditional use permit for the proposed <br />freestanding sign as illustrated in Attachment C be approved contingent upon <br />removal of the existing freestanding property identification sign.
