D, Greenbrier <br />Street and easements <br />Dear Mr. Chlebeck; <br />Please find enclosed a sketch plan for the proposed subdivision of <br />the above - described property; and a survey of the property prepared by Mr. <br />John Turpin dated November 15, 1982. <br />As you will note, the proposed subdivision plan and the survey are <br />identical. The survey was prepared in conjunction with a lot split <br />application concerning preperty generally described as 770 E. County Rd. <br />D, Little Canada, Mn.; and was submitted to show a reasonable subdivision <br />of the balance of the property. As such, we presume that the Planning Com- <br />mission and City Council have reviewed and, at least in concept, approved <br />the proposed subdivision. <br />We believe the enclosed plan meets all the applicable city code require- <br />ments and is consistent with the city's comprehensive plan. The square <br />footages of the proposed lots are as indicated on the sketch plan. Because <br />of the larger square footages for lots 6 and 7, we would propose them as <br />duplex or double lots. We are aware that all construction must take place <br />outside of the NSP power line easement. <br />We have only recently purchased the property from Mrs. Rose Picha and <br />we hope to commence construction of a model on the site yet this fall. We <br />would ask that you place this matter on the agenda of the Planning Commission <br />for concept review at its meeting on October 6. Concept review by the City <br />Council would follow.
