NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />T0: Little Canada Mayor and City Council <br />FROM: David Licht <br />DATE: 18 October 1983 <br />RE: County Road C /Stark Street Parcel - Development Concept <br />FILE NO: 758.09 - 83.44 <br />A proposal has been submitted for the development of the triangular shaped <br />parcel located off County Road C at Stark Street. The suggested development <br />involves townhouse type residential units in a somewhat unique configuration <br />(see Attachments). It is suggested that due to topography that four units <br />fronting towards the south be located on top of four units facing north and <br />County Road C. <br />This proposed concept is on your agenda for the 26 October meeting. At issue <br />is the general acceptability of the proposal. In this regard, an access to <br />County Road C is seen as highly desirable as it minimizes exposure of traffic <br />to the residential area south of the parcel in question. Uncertain at this <br />point, however, is the feasibility of directly accessing County Road C. If <br />necessary, the applicant has indicated that a second alternative may be to <br />construct a driveway which connects to the south driveway entrance. <br />A second issue is density. The parcel is .67 acres in size. Under R -2 <br />zoning, this will allow 7.3 townhouse units. The applicant is requesting <br />8 units be allowed. As such, a variance would be necessary as part of the <br />approval process.
