affirmatively provide for the relocation or replanting of as many <br />trees as possible which are proposed to be removed. The purpose <br />of the shoreland impact plan shall be to eliminate as much as <br />possible potential pollution, erosion and siltation. <br />B. Exceptions. <br />1. No conditional use permit or shoreland impact plan shall be <br />required for the development of permitted uses contained <br />within the Districts, provided that such uses are constructed <br />on standard lots and in compliance with dimensional standards <br />of this Section and that all such uses are serviced with public <br />sanitary sewer. <br />2. No conditional use permit or shoreland impact plan shall be <br />required for the development of permitted accessory uses con- <br />tained within the R -1 and R -2 Districts. <br />3. The provisions otherwise set forth in this Ordinance and in <br />other applicable local ordinances shall apply to all plats <br />except Planned Unit Development (see Section 917.110). <br />C. Subdivision. <br />1. No land shall be subdivided which is determined by the City or <br />the Commissioner of Natural Resources to be unsuitable by <br />reason of flooding, inadequate drainage, soil and rock forma- <br />tions with severe limitations for development, severe erosion <br />potential, unfavorable topography, inadequate water supply or <br />sewage treatment capabilities or any other feature likely to be <br />harmful to the health, safety, or welfare of the future residents <br />of the proposed subdivision or the concnunity. <br />2. All plats which are inconsistent with this Section shall be <br />reviewed by the Commissioner of Natural Resources before <br />approval by the City may be granted. Such review shall require <br />that the proposed plats be received by the Commissioner at <br />least ten (10) days prior to the Council meeting at which the <br />final plat will be considered for approval. <br />3. Copies of all plats within shoreland areas shall be submitted <br />to the Commissioner of Natural Resources within ten (10) days <br />of final approval by the City. <br />D. Sewage and Waste Disposal. Any premises used for human occupancy <br />shall be provided with public sanitary sewage disposal. <br />24 <br />
