O RESTRICTIVE COVENANT Ray Kroiss Homes, Inc., a Minnesota Corporation, is the owner of the following described property situated in the City of Little Canada, Ramsey County, Minnesota, to -wit: All that part of the South 356 feet of Lot 2, Block 1, Riley's Gervais Lake Addition lying Westerly of the line described as: Beginning at a point on the South line of said Lot 2 distant 220 feet East of the Southwest corner of said Lot 2 and running North 18° 25 minutes East to Gervais Lake and there terminating. Subject to a 15 foot drainage easement the center line of which is described as follows: Beginning at a point on the center line of Edgerton Street distant 980 North of the center line of Trunk Highway 36, thence running Northeasterly at an angle of 66° 24 minutes of the said center line of Edgerton Street to the Lake. Ray Kroiss Homes, Inc., proposes to plat the above - described premises, as Riley's Gervais Lake second addition, into an area of 4 lots, in accordance with a preliminary plat heretofore filed with the City of Little Canada, Ramsey County, Minnesota and, subject to the approval of the final plat, hereby makes the following declaration as to limitations, restrictions, and uses to which the lots constituting such addition may be put, and hereby specifies that such declarations shall constitute convenants to run with the land, as provided by law, and shall be binding on all parties and all persons claiming under them, and for the benefit of and limitations on all future owners in such addition, and for the benefit of the City of Little Canada, this declaration of restrictions being designed for the purpose of keeping the addition desireable, uniform, and suitable in lot design and use as specified herein: Lot 2, Block 1 of Riley's Gervais Lake second addition shall not be sold before Lot 3, Block 1 of Riley's Gervais Lake second addition; 1 , 3
