Site /Building Design <br />Since the City's approval was based upon a specific set of plans <br />remodeling of the building and provision of parking, access, etc. <br />plans should be incorporated into the development agreement. The <br />should be required to submit sufficient copies (at least 5 copies <br />included in all copies of the development agreement. <br />D. Property Owner(s) Agreement <br />The applicant should have his attorney prepare a legal agreement <br />terms for joint use of common areas (i.e., parking and lawn areas <br />joint maintenance of the premises. This agreement should be bind <br />all current and future owners. Park Dedication. <br />As a result of the subdivision, the City is entitled to park dedica- <br />tion in the form of land or cash. Nevertheless, this should be addressed in the <br />agreement. <br />F. Signage. <br />The City has given approval for two freestanding signs plus the wall <br />signs which currently exist. A signage plan showing the intent of all <br />signage should be incorporated in the development agreement. <br />G. General Requirements. <br />1. The building must comply with all applicable codes and ordinances <br />of the City. (This is particularly important in view of recent <br />problems encountered by the Building Official.) <br />2. Provisions should be made binding future owners of the property <br />to the development agreement. <br />3. Conditions imposed are applied to the land and not affected by <br />subsequent sale, lease, etc. <br />4. The applicant shall reimburse the City for any costs incurred in <br />the administration of the development agreement and subsequent <br />monitoring, enforcement etc. <br />45 <br />
